Tver — Marina and Residential Development

The plot is made up of an extended rectangular shape and is located on the left bank of the Volga river, between Lenovo and Poddubye, in the Tver region connected, by a country road.
The total area is 48 ha and has the Volga river as its southern border, private land set aside for garden buildings on its western border, while the northern border is designated for recreation purposes. The slope of the relief is smooth with a height difference of about 3m throughout the entire width of the plot. There are small streams on the plot’s area which flow into the Volga river.
The plot is located in the 'third sanitary-protective zone' which pertains to underground water sources. This area has a number of restrictions on its use.

The adopted planning solution provides for the placement of five villages to be built one after another. Each of the villages is connected to the other by recreational areas with streams flowing through them. In the villages, apartment blocks and three-story villas prevail, along with two to three story townhouses and multi-story residential buildings.
The apartments vary in the number of stories and have mixed-use first floors including two kindergartens of the thirty-five places that are built on the ground floors of the multi-story buildings. Part of the village is occupied by the construction of a dry dock for storage and the minor repairs of private yachts.
The residential areas of the villages have been connected by extensively landscaping the area for public use with open swimming pools, sports and recreation grounds. Parking for villa and townhouse owners are situated in their local areas. The marina village planning solution has the highest density of buildings and includes an artificial water area with mooring facilities for yachts (a yacht port), a yacht club, country club, marina hotel, multi-story apartments, free-standing equipment for both sport and recreation. The zoning of the village territory is shown in the layout of the master plan.
