Mixed-use complex of housing in Khimki district

The site is situated in the northwest of Moscow surrounded by industrial buildings. It faces the city, consists of shopping, housing, administrative and parking garages, and represents the nearest projectable residential area.

The multifunctional center is situated along the railway in order to separate the main residential area from its negative impact. It consists of a ‘base’ – a two-story shopping center with an underground parking garage, and four housing towers above it.

Functions - Housing

3 types
36-72 sq.m.

studio
family flats
young residents
basic flats

The location and form of the houses are conditioned by the maximum supply of natural light allowed by the nearest buildings and the houses themselves.
There are three types of houses: the ‘studio’: small flats for young residents; the ‘family’: with big flats for residents with children and the ‘basic’: comprised of different types of flats.

Functions – The business center

17-story

underground parking
stylobate
sport facilities

The business center is situated on the other side of the square. It’s a 17-story building with
an underground parking garage, open-spaces and café on the ground floor. The roof of its stylobate is
used as a small terrace for employees.

On the part of the site, closest to the industrial facilities, there is a multistory parking garage. It provides parking spaces for residents of the houses and offices. Part of the ground floor facing the main street could be used for different sport facilities or for small shops. On the roof of the parking garage there are tennis, basketball and volleyball courts.

Functions – The shopping center

230 000 m2

main square
exploited roof

The shopping center has an exploited roof which is mainly used as a recreational area for houses. The project enables different flows of people such as residents, customers or clients of the fitness center to move about separately. However, it enables crowds
to flow and diversify.

The shopping center opens out on the main square of the complex which is divided into a ‘quiet’ and a ‘transit’ zone for people who are coming from the nearest station and will be able to see the whole complex.
